DC USA, is a five-acre, 890,000-square-foot pedestrian-oriented retail complex in the Columbia Heights neighborhood of Washington, D.C. Like Harlem USA, a sister project Gotham built, this transformative complex has reshaped the District, setting off a renaissance of revitalization around it. The project features an architectural design that is uniquely urban in scale, density and transparency.

DC USA has a 510,000-square-foot, three-story above-grade retail complex with three separate elevations for over 1,200 feet of commercial frontage. The concrete block structure was designed and well thought out by Gotham to complement the neighborhood, with heavily windowed façades and individual storefront entries that accentuate the surroundings and encourage foot traffic. A 65-foot high-glass cylindrical atrium is the entry point for big-box retailers, while a mid-block truck drive and adjacent loading docks are concealed from view to keep delivery vehicles off public streets. Two ramps lead to a 380,000-square-foot, two-level below-grade parking garage with 1,000 spaces. DC USA has become a one-stop retail destination for the D.C. metro area, attracting top retailers; Target, Best Buy, Washington Sports Club, Marshalls, Staples and Bed Bath and Beyond.
